First Intelligence Utility is a European developer of powered shells and complete data-centre infrastructure.
We originate and develop suitable battery, generation and industrial sites, bringing together land, connection rights, renewable power, measurement and long-term finance.
Each project defines the buildings, power systems, cooling and supporting services we deliver around customer requirements. Operators run the data centre, while operators or tenants arrange their compute equipment.
Our model combines FIU-owned infrastructure with development partnerships. We develop the estate beneath the compute and lease it to operators and tenants, or work with asset owners under an agreed commercial structure.
Our British starting point is the foundation for a platform designed to operate across Europe and beyond.

Development
with a local purpose.
A data centre draws on a region’s power, land and infrastructure. Its development should create benefits the community can recognise.
We assess local employment, training, water use, landscape and infrastructure alongside the commercial case. On former generation sites, we look for ways to reuse suitable assets and carry existing electrical skills into a new industry.
Our approach draws on work in a Colombian coal region, where carbon reduction and the community’s future formed part of the same development question. That principle informs how we evaluate every site.
Community benefits are defined locally, with commitments that can be delivered and measured.
